C & A Design is delighted to announce that planning permission has been granted for the transformational regeneration of Ollerton Town Centre.
Developed in partnership with Newark and Sherwood District Council, Willmott Dixon and the wider consultant team, the regeneration scheme will transform a prominent brownfield site at the heart of Ollerton into a vibrant mixed-use destination. The proposals combine leisure, retail, public services, commercial space, new homes and high-quality public realm, creating a new focal point for the town centre whilst improving connectivity, encouraging investment and supporting long-term economic growth.
The approved masterplan has been carefully shaped around the creation of a new pedestrian boulevard linking Forest Road and Rufford Avenue, reconnecting key parts of the town centre and providing a direct connection between the High Street, Tesco and surrounding neighbourhoods. This new route will improve accessibility, encourage footfall and create a welcoming gateway into the development.
At the heart of the scheme is a new public square designed to become a focal point for community activity. Surrounded by active frontages including public services, retail, commercial and leisure uses, the space has been designed to encourage everyday social interaction and provide a high-quality civic environment for residents and visitors. The square also offers flexibility for future public events and community activities, helping to establish a vibrant new centre for the town.

Architecturally, the scheme draws inspiration from Ollerton's existing character whilst establishing a contemporary identity for the town centre. The buildings utilise a robust palette of brickwork, metal cladding and extensive glazing, with carefully considered detailing and gabled forms that reflect elements of the surrounding townscape. Brick piers, corbelled detailing and strong architectural proportions help create a distinctive sense of place while responding sensitively to the site's context.The design has also been driven by the opportunity to transform a long-vacant and inaccessible brownfield site into a vibrant and active destination. Through the introduction of new public spaces, active frontages and improved pedestrian connections, the development seeks to strengthen the relationship between existing businesses, community facilities and residential areas, helping to support the long-term vitality of Ollerton Town Centre.
